JOB SUMMARY:  Janitorial Area Supervisor will be directly responsible for day-to-day operations (various shifts), customer satisfaction, strong financial performance, labor management, account retention and strong employee relations. Specific responsibilities include work scheduling of all account personnel, establishing work standards, conducting site evaluations/audits, overall inventory/equipment usage, budget control, troubleshooting/ problem solving, orientation/training of foreman, supervisory and support personnel, safety compliance, customer relations, and special project work as requested. This individual will also ensure that all managed services are being provided in a proper and cost-effective manner. This job is associated with travel.

Responsibilities Essential FUNCTIONS:

  • Ensures that service delivery is consistent with the highest quality of standards within our organization.
  • Plans, organizes, coordinates, executes and supervises division operation functions for janitorial services on all shifts, and insure work is executed in accordance with contract specifications.
  • Establishes/enforces workflow processes and standards.
  • Meets and communicates with client(s) regularly to ensure satisfaction, identify opportunities, and provide status updates on daily operations and projects.
  • Acts as liaison between the client and sales team.
  • Controls expenses for all managed operations, reviews job cost and makes necessary adjustments to meet budget compliance.
  • Coordinates activities by scheduling work assignments, setting priorities, and directing the work of subordinate employees.
  • Evaluates and verifies employee performance through the review of completed work assignments and work techniques.
  • Identifies staff development and training needs and ensures that training is obtained.
  • Ensures proper labor relations and conditions of employment are maintained.
  • Maintains records, prepares reports, and composes correspondence relative to the work.
  • Makes rounds to check for crew coverage of designated work areas, assigns needed coverage, gives special cleaning instructions and/or assignments, and ascertains compliance with directives.
  • Aides with new employee training and establishing work routines.
  • Performs inventories, reports and related work as assigned.
  • Maintain customer satisfaction at their respective buildings through building audits and quality assurance inspections.
  • Attend and participate in customer meetings and activities as necessary that directly and indirectly impact the schedule and performance of cleaning.
  • Ensures that his /her communication with upper management is effective in all areas.
  • Attend monthly operational meetings and convey pertaining information to Custodial Staff.
  • Report any functional or maintenance issues related to vehicles and/or tools and equipment.
  • Ensure that all time sheets and/or logs are accurate and processed with the proper information.
  • Perform cleanings when necessary during last minute and emergency situations.
  • Ensure that all service requests are completed correctly and on a timely manner.
  • Ensure compliance with client policies & procedures, approved cleaning tools and equipment and their proper use.
  • Coordinate Quarterly physical inventory of warehouse and all service locations and report results to Accounting Department.
  • Continually analyze the results of division operations and take immediate corrective action when performance deviates from standard.
  • Implement new operating policies, methods, and procedures.
  • Develop and train subordinate supervisors, assist with performance evaluations, and make recommendations concerning pay rate increases.
  • Attendance and Punctuality essential function of the position as it requires face to face interaction.
  • Approve, schedule, and report extra billing work.
  • Some night time presence is required, minimum of (2) times per week , to ensure compliance of procedures , training , evaluations and recommendations to supervisors, leads and cleaning technicians

Other tasks as directed by VP of Operations or President.

Position Qualifications:

    • It is a priority that the successful candidate possesses experience in the Janitorial Service Industry.
    • Demonstrated experience in coaching, motivating, developing, and leading a team. Knowledge of human resource policies and practices, including development of staffing plans and job descriptions, employee relations, training, safety.
    • Ability to create and forecast productivity, staffing and budget plans. Initiate and document corrective action in a professional and thorough manner as needed.
    • Highest level of commitment to client satisfaction and quality standards.
    • Ability to take on the leadership role in client communication regarding our services as well as performance under the contract.
    • Provide feedback to management as needed on unique client requirements and opportunities to expand client relationship.
  • Bilingual: English & Spanish is preferred

Education/Experience:

  • Bilingual (Spanish ) a positive
  • Minimum of 4-year experience in an Account Manager capacity
  • Strong Operational and Financial performance background required
  • Proven results of strong Janitorial Operations experience
  • Knowledge of all Microsoft Office applications
